September is the moment to think about what comes next

September hits differently in estate agency.

The summer lull lifts. The phones pick up. The pipeline that felt manageable in August suddenly has a lot more riding on it. And somewhere in the background, Q4 starts making itself known.

For a lot of women in this industry, September is the month that sets the tone for the rest of the year. The decisions you make now, about how you lead, how you develop, what you prioritise, tend to shape how the next four months unfold.

So before Q4 arrives, it’s worth asking yourself one question.

Are you going into it feeling ready?

What Q4 actually asks of you

Every quarter in estate agency has its rhythm. But Q4 is different.

It’s the quarter where the pressure compounds. Targets that felt comfortable in spring start to feel more urgent. Teams need more from you, not less, at the exact moment you’re also being pulled in more directions. The pace picks up. The margin for error feels smaller.

And through all of it, you’re expected to lead. Clearly. Confidently. Commercially.

That’s a lot to hold.

The women who navigate Q4 well aren’t necessarily the ones who work the hardest. They’re the ones who are clearest. Clear on what their numbers are telling them. Clear on what their team needs from them. Clear on the decisions they need to make and why.

That clarity is built before Q4 starts. Not during it.

The month most women forget to invest in themselves

Here’s something that happens a lot in September.

Everyone is focused on what’s coming. The instruction push. The autumn market. The end-of-year targets. There’s always something more urgent than investing in your own development.

So it gets pushed back. Again.

And then Q4 arrives and you’re navigating it on the same footing you were on in August, when you had a quiet moment to breathe and think about what you actually needed.

September is that moment. It doesn’t last long. But it’s there.

The women in estate agency who use it well tend to arrive at Q4 in a different position. Not because they worked more. Because they made one good decision about their own development before the pace became relentless.

What commercial clarity changes

One of the things Q4 exposes most quickly is how confident you feel in the commercial conversations.

The performance reviews. The strategic decisions. The moments where you need to understand what your numbers are telling you and communicate that clearly to the people around you.

Commercial confidence isn’t just for directors. It matters at every level of estate agency leadership. And it’s one of the things that makes the biggest difference to how you show up in Q4, and beyond.

When you understand how the commercial side of the business works, something shifts. The conversations feel different. The decisions feel clearer. You stop second-guessing yourself in the moments that matter most.

That’s not a small thing.

One session worth doing before Q4

WiEA’s leadership training session, The Power of a Commercially Aware Leader, is running on 29th September in London and 30th September in Leeds. Places are £99.

It’s a practical, fast-paced day that explores how commercial thinking connects to real leadership in estate agency. Exactly the kind of session that’s worth doing before Q4, not after.

Places are limited and both dates are close. If this is on your radar, now is the time. Book your place here.

You don’t have to go into Q4 on autopilot

Q4 will arrive whatever you do. That’s not going to change.

But how you meet it can.

September is short. It goes quickly. But right now, in this moment, there’s still time to invest in yourself, to think about what you need, and to make one decision that sets you up for the months ahead.

The women in this community do that for each other all year round. They share what’s working. They back each other through the hard stretches. They show up for the moments that matter.

This is one of those moments.

Use September well. The rest of the year follows from here.
